New and refitted space keeps arriving

Fresh workplaces keep reaching the finish line across this part of the Peninsula. Roblox moved its headquarters into a leased office complex on South Delaware Street in San Mateo on January 1, 2025, a campus its annual report puts at roughly 806,000 square feet. The company still leases part of its earlier San Mateo headquarters and has sublet a share of it to other tenants, which shows how one move sets off a run of refits in the buildings left behind.

Further north, Gateway at Millbrae Station was completed in 2023 with 150,000 square feet of offices, a 164-room hotel and 400 homes beside the BART and Caltrain platforms. In Burlingame, the Planning Commission cleared an eight-story office and R&D building at 1499 Bayshore Highway in April 2024. Each of these jobs ends the same way: the contractor packs up, and a fine layer of dust settles over surfaces nobody has used yet.

How the cleaning is staged

The rough pass happens while painters, electricians and flooring installers are wrapping up. Offcuts, packaging and loose debris left after the bin haul are gathered, floors are swept and vacuumed, and sills are cleared so the last trades are not grinding grit into fresh finishes.

The final pass is the detailed one. Crews begin at the highest surfaces, light lenses, return-air grilles, door frame tops and shelving, and work down through cabinetry, counters, fixtures and glass before finishing on the floors. Protective film and factory labels come off appliances and fixtures, cabinet interiors are wiped, and restrooms and break kitchens are made ready for their first users.

A short touch-up visit lands just before move-in. It collects the dust that drifts down after punch-list repairs, furniture installation and cabling work, so the first walk-through happens in a space that shines.

Lab fit-outs, glass offices and shop remodels

Peninsula build-outs each leave their own kind of mess. Life-science fit-outs in Foster City and along the Burlingame Bayfront combine casework, sealed floors and long runs of lab benches, and any room that will become a controlled space receives its final clean with the products and sequence the facility team names. Office suites in downtown San Mateo and Bay Meadows lean on glass partitions, and every pane holds drywall haze until it is polished.

Storefront remodels on Burlingame Avenue and in San Mateo’s shopping centers bring display fixtures, fitting rooms and new entry glass, often with a firm opening date. High dusting, careful wiping of new millwork and a last pass across the sales floor put the shop in front of customers looking the way the designer drew it.

Floors and carpet at handover

Flooring tends to go in last and gets judged first. Resilient tile, concrete, porcelain and luxury vinyl each receive a cleaning matched to the material, and floors that need a first coat of finish move to periodic floor care so protection is in place before daily traffic starts. New carpet is vacuumed with filtered machines to lift fine construction particles, while older carpet kept through a remodel can be refreshed with carpet extraction.

Grout haze, adhesive spots and paint drips are worked off by hand at thresholds and along baseboards, the places where a brand-new floor most often looks unfinished.

Working alongside the contractor

Each pass is booked against the construction calendar. Before the first visit we confirm with the general contractor or project manager which areas are released, where trades are still active and when the punch-list walk takes place, so cleaning stays clear of work in progress and lands right before the walk-throughs that matter.

Many tenants want regular service to start the week they move in. Because the final clean has already mapped the rooms, fixtures and floor types, that same room list becomes the starting point for recurring janitorial service, with no gap between the build-out and the first regular visit.

Post-construction cleaning prices in San Mateo

Post-construction cleaning in San Mateo generally runs $0.30 to $0.70 a square foot for all three passes as of 2026. A tidy suite that needs only a light final clean begins around $0.25, and heavy builds with tall ceilings, extensive glass and a compressed handover reach about $1.00. The band reflects published 2026 market data and Peninsula labor costs.

Start from the area being cleaned. A 7,500-square-foot office fit-out near the Hillsdale Caltrain station, cleaned across all three stages at $0.45, comes to about $3,375. A 1,500-square-foot Burlingame Avenue shop that needs only a final clean at $0.60 lands near $900, a higher rate because a small job carries the same setup and travel.

The number of passes moves the price most, followed by how much debris the trades leave, ceiling height and fixtures that call for ladders or lifts, the amount of paint and adhesive to remove, and how soon the space has to open. A site walk with your project manager sets the scope, and the quote follows from it.

A few useful answers

Common questions.

How far ahead should a build-out clean be booked?

Book it once the contractor names a target completion date. The rough pass goes in as trades wind down, and the final and touch-up passes are timed to the punch-list walk and your move-in.

Can the final clean be split across floors that finish at different times?

Yes. Each floor or wing gets its own final and touch-up pass as the contractor releases it, so finished areas can open while others are still being completed.

Do lab fit-outs need anything different from an office build-out?

Yes. Rooms that will become controlled spaces are cleaned with the products and sequence the facility team specifies, while the offices and break areas around them receive the standard final clean.

Does the final pass include cabinet interiors and new appliances?

Yes. Drawers, cabinet interiors and appliance exteriors are wiped during the final pass, and protective film and labels are peeled from new fixtures.
