The details guests notice first
In a professional interior, a restroom is judged in seconds. A towel tail hanging from a jammed dispenser, a soap pump that coughs air, a stall without a spare roll: each one undercuts the polish of the suite around it. San Mateo Janitorial looks after those details by providing the rolls, towels, hand soap, sanitizer, seat covers and bin liners that your restrooms, breakrooms and entries go through, fitting the dispensers that hold them and keeping every unit stocked.
There are two ways to use the service. If San Mateo Janitorial also cleans your building and provides its products, refills happen during our visits. If your own staff cleans, we deliver and keep your supply room stocked to the levels you need.
What we keep on hand for you
Our supply service is deliberately focused. For restrooms we provide toilet tissue, towels, soap, seat covers and can liners. For entries and reception areas we provide hand sanitizer for wall-mounted or standing units. For breakroom sinks we provide towels and hand soap, and for kitchen bins, loading areas and outdoor cans we provide liners and heavy trash bags in the sizes each container takes.
Matching dispensers are supplied and installed as well. Coffee, drinks and snacks for the kitchen are a separate offering: see breakroom and pantry restocking.
Supply care while we clean, if you opt in
Should our crews clean your building and you choose our products, supply care happens during the visit instead of on a separate trip. Before a restroom is signed off, every dispenser is opened and inspected: a partly used roll gets a full companion, towel stacks are rebuilt, soap and sanitizer cartridges are changed while product remains, seat-cover holders are filled and each emptied bin receives a fresh liner. Breakroom sinks and lobby sanitizer get the same check.
Supervisors review supply levels during their quality inspections. If one restroom consistently uses more than the others, its reserve is raised so the gap never shows up for your staff or visitors.
A reserve for each restroom
Every restroom has its own reserve count of rolls, towels, soap and sanitizer cartridges, seat covers and liners held for it alone. Reserve stock lives in a supply closet close to the restroom it serves, organized so refills are easy to find and nothing expires at the back of a shelf. A single-restroom suite needs very little. A multi-floor office building with restroom cores on every level carries a reserve on each floor.
Each restock brings the closet back to par, which keeps your storage tidy and your supply spend predictable. If you would rather keep purchasing certain items yourself, our crews use your stock for those and we provide the remainder.
Delivery for in-house cleaning teams
Hotels with housekeeping departments, medical practices with their own staff and campuses with in-house custodians can still take supply ordering off their list. We deliver to your storage room at the frequency you prefer, bring it up to each restroom’s par level and record what was used, so your staff always opens a well-stocked closet.
Dispensers that match their refills
Restroom fixtures should look consistent and work every time. Many supply problems trace back to a refill that was never meant for the dispenser it sits in: towels too wide for the slot, rolls on the wrong core, a soap cartridge that will not lock. We fit dispensers for every restroom product and pair each one with the refill designed for it. Working units stay in place and receive matching refills. For a new build-out, a remodel or a restroom with mismatched hardware, we mount a coordinated set.
Shared restroom cores and building type
A mixed-use building can put a dining room, a retail floor and two levels of offices on the same restroom cores, and each of those tenants keeps different hours. Reserves in a building like that are set for the busiest tenant, not the slowest, so the shared restrooms stay supplied whichever floor happens to be full.
Building type shapes the rest. Medical suites use seat covers and sanitizer at a steady rate, schools need restrooms ready between bells, and light industrial spaces fill large trash bags with packaging and production waste. Hotels run guest-facing restrooms around the clock. Par levels follow each building’s own pattern.
One fewer supplier to manage
If you add supplies to our janitorial service, there is one less supplier to manage. When our background-checked crews handle the cleaning too, the same hands keep each restroom stocked, so one conversation covers both.
How supplies are priced
Your supply price is shaped by headcount, restroom count, the use each restroom gets, your choice of paper and soap grade, and visit or delivery frequency. Dispensers are quoted by style and quantity. We tour the restrooms and storage with you, then send a written quote.
A few useful answers
Common questions.
Can our office buy supplies if another company does the cleaning?
Yes. Supplies are open to any San Mateo business. Deliveries go to your storage room, which we hold at the par level set for every restroom.
Do you remove old dispensers and install new ones?
Yes. We take down worn or mismatched units, mount new units for towels, tissue, soap and sanitizer, and stock them with refills that fit.
How do you keep a restroom from running out between visits?
Each restroom has a reserve in a nearby closet, sized to its fixtures and traffic. Crews refill from it on every visit and the reserve is raised if usage climbs.
Can supplies cover our breakroom and lobby as well?
Yes. Breakroom sinks get towels, hand soap and liners, and entries and reception areas get hand sanitizer units kept full.
